Since 2021, Part O of the Building Regulations has focused on preventing overheating in homes and residential buildings, particularly in spaces where people sleep, like bedrooms. This article breaks down the key points you need to know about ensuring your building meets these new standards.

There are two ways to demonstrate compliance with Part O:

  • The Simplified Method: This is a basic compliance check that assesses the ratio of glazing area to floor area and the available window opening areas for purge ventilation.
  • Dynamic Thermal Analysis (CIBSE TM59): A more detailed and comprehensive method that uses modelling to predict the risk of overheating under various climate conditions and design scenarios.

Key Considerations for Reducing Overheating

When performing a more detailed thermal analysis, there are several key factors you need to consider:

  1. Noise

If the area around your building is noisy, people are more likely to keep windows closed while they sleep (usually from 11 pm to 7 am). Limits on noise inside bedrooms is usually set at:

  • 40 dB on average over 8 hours, or
  • 55 dB at its loudest, more than 10 times during the night.

In such situations you may need to consider methods of cooling the space which do not rely on opening windows, such as using air conditioning or mechanical ventilation systems.

  1. Pollution

Buildings near busy roads or factories may face high levels of air pollution. In this case, it’s important to design the building to keep polluted air out, particularly in sleeping areas. Building designs should adhere to the guidelines in Approved Document F, which addresses ventilation and air quality.

  1. Security

To allow for ventilation at night, windows need to open securely. If your building has ground-floor bedrooms or easily accessible rooms, consider the following solutions:

  • Lockable window shutters or grilles.
  • Window restrictors (to prevent windows from opening too wide).

Always check with local authorities to ensure these solutions meet the required standards.

If these methods don’t work for you, consider installing mechanical ventilation or air conditioning in the bedrooms to enable the windows to be closed during the night.

  1. Safety from Falling

If your building has windows on higher floors (such as the first floor or above), the ability to open these safely must be a priority, particularly when considering children in the home. Key considerations are:

  • The window handle should be less than 650mm away from the inside face of the wall when the window is fully outward opening.
  • Install barriers (like railings) to prevent falls, especially if there’s a significant drop outside. These barriers should be at least 1.1 meters high if the window is above the first floor.
  • Ensure the barriers are child-proof by avoiding designs that children could easily climb.
