Photographic Evidence Top Tips

To lodge an EPC, the photographic evidence must be authorized by your energy assessor and, ultimately, Building Control. Upon purchasing a dwelling, the Conveyancer has the right to request these images.

This article explains key pointers to ensure there are no issues at the completion stage with the Part L (2021) requirements of the Building Regulations.

  • Timing of Photographs: The photographic evidence should be taken for each detail as it is completed, prior to closure.
  • Geo-Location and Time Stamps: Geo-location and time stamps must be visible on the images. If information is lost when transferring the images, a screenshot of the location can also be accepted.
  • Individual Plot Images: Each construction detail for every plot (in the case of multiple plots) requires separate images. These images should be labeled to clearly identify the corresponding plot.
  • Clarity and Cross-Referencing: Images must be clear so they can be cross-referenced with the information on the EPC Confirmation Sheet produced during our calculation process. If there have been changes to the materials being used, please notify us, as these changes will be visible in the images.
In the example boiler images above, the images should be clear enough for details to be easily read, along with a photo showing the boiler’s location.

Now, let’s move on to a few great examples of the details that need to be provided in the Photographic Evidence.

Detail 1B – Door threshold – Photograph to show a strip of insulation or insulated cavity closer at the threshold zone.
Detail 2B- There are several items this could include, but the best example to provide is lintels. one per opening type.
Use a tape measure to demonstrate that the window or door is correctly aligned with the cavity closer. Provide one image per opening type.

ERS offers a service to review images as they are taken. This is facilitated through a third-party app that allows uploaded images to be time-stamped and geo-located. By using this service, we can confirm whether the images meet the required standards before construction progresses and the detail is covered.
