Balham Hill, London

Project Team:

  • Architect: Harper Downie
  • Contractor: Bennett Construction

This unique project involved the redevelopment of a complex urban site to create 64 new dwellings across two residential blocks ranging from four to eight storeys in height. The scheme delivered a mix of affordable and private for-sale units, seamlessly integrated around a landscaped central courtyard at ground level.

The project required the demolition of existing warehouse and storage facilities and the formation of a basement plant area beneath the new apartments. Adding to the complexity, the site incorporated Second World War deep air raid shelter infrastructure, including access drums and ventilation shafts owned by London Underground Limited (LUL). Located directly above the Northern Line serving Clapham South Station, the development demanded careful coordination to ensure the structural integrity of underground assets and the continued safe operation of the transport network.

We provided sustainability-related consultancy, ensuring the development met high environmental performance standards. Our expertise contributed to improved energy efficiency, sustainable design solutions, and long-term resilience in this challenging urban setting.
The works also included refurbishments and alterations to the WWII air vents and access drum, preserving key historical elements while integrating them into the modern residential scheme.

This ambitious project highlights the successful fusion of historical preservation, complex engineering, sustainability, and contemporary urban living in one of London’s most well-connected locations.
